before you decide to take on a developer. Here's an interesting journal of someone who did just that. It's 115 "acts" long, but it's very entertaining, even for someone who doesn't understand the legal jargon. You can go to the website under dispute here. I would recommend his series on the Angels dispute with the city of Anaheim, a dispute for which he has front row seats.
